Bourtreehill Primary Care Centre
Bourtreehill Health Centre (BHC) is a health centre in Irvine on the west coast of Scotland. DSP was initially retained by Ayrshire and Arran Health Board to prepare a business case for the redevelopment of Bourtreehill Health Centre through the sale of the premises to the GP practice operating from the building.
Once approval for the sale was secured, the practice retained DSP to act for them to negotiate the sale and plan the redevelopment of the building. As with Paxton Green above, the actual sale of the premises was particularly complicated due to emerging NHS rules about the disposal of premises to sitting tenants and difficult decisions about valuations. DSP provided full support to the practice and worked closely with the Health Board and the local Primary Care Trust to reach agreement on the sale and the plans for redevelopment. DSP also arranged all of the funding for the project.
As at December 2001, this project is currently close to completion of the negotiations and will result in the complete redevelopment of the building plus a new extension creating 1200 m2 of high quality primary care accommodation. The architects of the project are the Howarth Litchfield Partnership of Durham.
Kingshill Primary Care Centre, Hayes
DSP has worked with the Grosvenor Medical Practice to find a site for their new primary care centre, negotiate the scheme and project manage the whole development. The chosen site was larger than needed for the primary care element and was purchased by Northcote Housing Association to develop residential accommodation alongside the new primary care premises. DSP has managed the negotiations with the Housing Association and helped the practice work closely with them to agree the plans for the whole site. In addition, DSP has worked with Hillingdon Primary Care Trust to agree their requirements for facilities in the new building. DSP also arranged all of the funding for the project.
The new building will provide 900 m2 of new accommodation and has been designed by Alexander Sedgely Architects.

Camberwell Green Medical Centre
The Camberwell Green Practice used to operate from an extremely cramped, converted Victorian building in the centre of Camberwell. Although desperately in need of high quality primary care accommodation, the practice did not want to move away from the centre of the local community.
DSP was retained to find a new site for the surgery. DSP found a large, Victorian bank just doors away from the existing surgery that was available for purchase. The location was ideal and the building had a very high profile. However, it posed many major architectural challenges and was being disposed on the basis of sealed bids. Working closely with Lambeth, Southwark & Lewisham Health Authority and the architects IID (Initiatives in Design), an innovative scheme was developed and a bid prepared for the property.
When the practice were successful in purchasing the property, DSP co-ordinated the whole of the construction project as well as raising the commercial finance for the practice to fund the scheme.
The outcome was a high profile primary care facility in an area of high deprivation.

Other Interesting Projects
In a number of our projects, we have worked closely with other organisations in joint projects. In Tulse Hill, we worked with Presentation Housing Association to develop a new surgery alongside 18 new apartments.
At Villa Street, the property is being developed by the Church Commissioners and DSP is representing the GP practice to ensure that their requirements are fully met.
Many of our projects have involved complex land assembly. At The Vale Medical Centre and Blackfriars, we have negotiated with more than one vendor to put together ideal sites for the development of new primary care premises.
The Dun Cow Medical Centre was developed in a former public house. The practice was keen to secure this high profile location although it proved a particularly complicated project as not all of the GPs wanted to be involved in the financing of the project that also involved residential accommodation above the surgery. Final agreement was secured by DSP through negotiations with five separate legal teams working for different parties involved in the project.
