New Primary Care Centre and Surgery Projects.


During the last seven years, DSP has been responsible for developing over seventy new primary care facilities. Some of our larger projects are detailed in the table below.

The common thread linking each of these projects is the complexity of the scheme. Every project has had a unique series of complicating factors that has had to be carefully negotiated to ensure that the project can go ahead. DSP has taken the lead responsibility for "unpicking" each of these problems and for securing agreement to proceed. In many of these cases DSP has then proceeded to take responsibility for scheme co-ordination and project management throughout the project to completion and opening of the new facilities.

Specific details of some of the more complicated schemes are outlined below:

Paxton Green Primary Care Centre

Paxton Green Health Centre is one of the larger health centres in South London. Paxton Green Group Practice (PGGP) is a large GP practice operating from the health centre.

For many years PGGP has been aware of the shortcomings of the existing accommodation, both in terms of the amount and the quality of the space. PGGP has developed plans to extend and redevelop the health centre and has been trying to negotiate the purchase of the health centre.

DSP has worked with PGGP, Lambeth, Southwark & Lewisham Health Authority, South Lambeth PCG and the local Trust to agree the sale of the building to PGGP and the redevelopment of the facilities.

The project has proved particularly complicated due to the rules surrounding the disposal of NHS property and also because of the successive reorganisations in NHS Trusts that have been undertaken whilst negotiations have been underway.

Negotiations for the sale and redevelopment of the building were completed in July 2001 and work commenced in September 2001.

The new primary care centre has been designed by Freeman, Ankerman and Hickling Architects and will provide 1450 m2 of high quality primary care space for the GP practice and a wide range of attached community health service staff provided by the Primary Care Trust.
